Bank Windhoek is recruiting a Properties in Possession Liaison Officer, to be based in Windhoek, Namibia.
Description
- Ensure that all properties bought in by the Bank at a Sale in Execution are effectively marketed and sold to prospective buyers in compliance with the Bank’s policy and authority matrix
Duties
- Estate Agent Liaison:
- Ensure that all properties bought in by the Bank at a Sale in Execution are effectively marketed and sold to prospective buyers in compliance with the Bank’s policy and authority matrix
- Onboarding of eligible Estate Agents to ensure compliance prior to marketing properties
- Manage Service Level Agreements with contracted estate agents to assist in the property management
- Allocate properties to a vetted estate agent or agency on a 3-month Sole mandate to sell the property at market value
- Monitor estate performance monthly to ensure effective marketing of properties portfolio
- Negotiate offers to ensure minimal loss during a sale
- Develop and maintain a marketing strategy together with, agents, agencies, focusing their attention on the PIP portfolio’s unique underlying market drivers
- Administration:
- Ensure that Estate Agent applications for entry are completed correctly with the required authorisation, signatures and supporting documents
- Liaison with Legal on all administrative agreements to ensure compliance with the relevant legislation
- Assess and evaluate all offers to purchase by interested buyers within 48 hours to initiate the sales process
- Prepare offers for submission to COO or Executive Credit to be reviewed as per authority matrix
- Compile and prepare monthly reports on Estate Agents Portfolio performance for submission to MANCO
- Update and maintain all records, correspondence, and files on all properties in possession outgoing portfolio
- Financial:
- Conclude the ultimate sale of the properties at minimal loss and within five (5) years of bought in as per Banking Institutions Act
- Customer Focus
- Provide customer service and support in professional manner to estate agents, clients and stakeholders
- Administer Estate Agent concerns and complaints to ensure all complaints are effectively addressed
- General:
- Must be prepared and willing to timeously perform any other reasonable and lawful instruction or task from line management
- Must be willing to work as part of a team
Requisites
- Experience/Knowledge & Skills:
- 4 years experience as an Estate Agent or similar role
- 2 years Financial services industry experience preferred
- Computer skills including good proficiency with Microsoft Office Suite
- Excellent knowledge of Banking Institutions Act
- Exceptional written and verbal communication skills
- Strong relationship building and stakeholder management skills
- Qualifications:
- Grade 12
- Estate Agent Certification with at least 4 years’ experience as an estate agent
- Bachelor Degree would be an added advantage
- 2 Years experience as an estate agent
