Nampower is recruiting a Manager: Properties & Security, to be based in Windhoek, Namibia.
Description
  • The incumbent is responsible for the overall management, control, organizing and planning of the property portfolio which consists of two (2) sections, i.e. Security Services and Properties management with the purpose to support the operational objectives of the Office of the COO and ensuring that all management and operational processes and procedures of the Property and Security Management operational plan are reviewed and implemented in accordance with the overall strategic objectives of the Business Unit to ensure effective and efficient functioning
Duties
  • Compiles annual operating and capital expenditure (OPEX and CAPEX) budgets for the section/department in line with policies and procedures
  • Development of property maintenance budget and plan for all commercial and residential properties
  • Ensures optimization of revenue from both residential and commercial properties
  • Plans and executes projects, conducts market related and detailed property assessments on all segments of the property portfolio
  • Administers and negotiates agreements and contracts of all commercial properties
  • Ensures consistent management and upkeep of records and databases, as well as development of systems and processes to support the effective and efficient functioning of the section
  • Ensure that sound relationships are maintained with tenants/estate agents/contractors/ professional service providers
  • Ensures proper planning and implementation of operating and capital projects in properties section
  • Administers and negotiate lease agreements
  • Manages, and strategically directs the functions of Security Services to ensure effective planning and administration for the protection of all NamPower properties, assets, equipment, and valuable resources
  • Supervises security inspections, investigations and reporting
  • Advises management on issues impacting the security of NamPower
  • Ensures NamPower complies with statutory requirements and legislation related to the security function
  • Ensures the regular updating of Security policies and procedures
  • Formulates Security Risk Control policy and ensures compliance with SHEW policies, procedures and standards
  • Ensure the protection of all company assets, and valuable resources
  • Ensures consistent management and upkeep of records and databases, as well as development of systems and processes to support the effective and efficient functioning of the section
  • Compiles specific reports and ensures accurate documentation and timely submission to relevant stakeholders
  • Contributes to the effective recruitment, selection and placement for competent individuals that can contribute to the strategic objectives of the section/department and NamPower
  • Communicates effectively with his/her subordinates on an on-going basis to ensure that all policies and procedures that impact on any function within his/her area of responsibility are known and complied with
  • Monitors and reviews the performance of subordinates and provides input to the performance review of colleagues as requested
  • Facilitates teambuilding in his/her area of responsibility to ensure a common focus, effectiveness, succession planning, talent management, affirmative action and cross training
  • Ensures that all subordinates in his/her area are trained to a level that ensures a measurable value adding service
  • Maintains discipline in his/her section/department and complies with the policies and procedures pertaining to disciplinary processes
  • Adheres to all laid down security and SHEW related regulations and rules
Requisites
  • A relevant B Degree in Property Management or equivalent qualification majoring in Quantity Surveying or Engineering or Civil Construction (NQF level 7)
  • A post graduate qualification in Property Management or MBA will be an added advantage
  • A Professional registration or Project Management qualification will be an added advantage
  • A valid code B driving license
  • At least five (5) years experience in property maintenance, project management and business development environment of which three (3) years should be at the Supervisory/Managerial level.
  • Project management or Contract management experience (capital and operating projects)
  • Exposure to technological security systems and or close working relationship with physical guarding services will be an added advantage
